Bituthene 4000 and Sitedrain Foundation Water Protection; with French Drain

Protecting Your Investment Starts Below Ground

Water intrusion is one of the leading causes of foundation damage, mold growth, and structural instability. Our foundation waterproofing services provide a complete solution to keep your building dry, protected, and structurally sound for decades.

We integrate foundation waterproofing with our proven Drainage and French Drain services to deliver a full defense against groundwater. Our typical solution includes installing a French drain to direct water from saturated soils and a high-performance waterproof membrane. We commonly apply Bituthene® 4000 with a mastic coating, and we can also install SiteDrain® systems to further control groundwater flow and protect your structure.

If you have water penetrating or standing near your foundation, call or texting us at 📞408-693-6018 to get started on a solution. You can also use our contact form.

This picture shows a French Drain installation in progress. The perforated pipe, drain rock, and filter fabric are in place, awaiting inspection. After our successful inspection, we wrapped the filter fabric around the pipe and drain rock. Given that this is right next to the foundation of a new home addition, we also covered the foundation with a waterproof membrane (not shown). Lastly, we even installed a Storm Drain over this French Drain.

Our Waterproofing Process

Membrane Application Using Bituthene® 4000

We apply Bituthene® 4000, a premium self-adhesive waterproofing membrane, directly to the foundation walls. Bituthene® 4000 provides:

  • Outstanding resistance to water migration
  • Excellent flexibility to handle foundation settling and movement
  • A durable, long-term barrier against moisture, even under hydrostatic pressure
  • Proven performance across commercial, residential, and municipal projects

Proper surface preparation and expert application are critical. Our trained team follows manufacturer-recommended techniques to ensure maximum adhesion and waterproofing effectiveness.

SiteDrain® Drainage Mat Installation

Waterproofing membranes are most effective when paired with drainage systems. We install SiteDrain® products to:

  • Direct groundwater away from the foundation
  • Relieve hydrostatic pressure buildup
  • Protect the membrane from backfill damage
  • Improve overall site drainage and soil conditions

SiteDrain® products are prefabricated drainage mats that create a protective layer between the soil and the waterproofing membrane, allowing water to flow efficiently to designated drainage points. SiteDrain® functions like a below-ground catch basin, intercepting water and channeling it toward a drainage system, much like a traditional pipe.

French Drain Installation

We typically install a French drain system at the base of the foundation along with the membrane application. Our French drains:

  • Collect and redirect groundwater before it can build up against the foundation
  • Protect basement walls and footings from water pressure and seepage
  • Extend the life of your waterproofing system
  • Help prevent costly future water damage repairs

Each French drain is engineered with the correct slope, pipe materials, and drainage rock to ensure long-term performance and protection.

How We Can Help

If you already know the drainage solution you need, we provide free estimates for your project. However, many homeowners are unsure of the best approach for their specific water drainage issue. In these cases, expertise is required to develop the right solution.

We offer a Drainage Consultation Service for $175. This service includes:

  • A site visit to assess your drainage issue.
  • A discussion of solution options tailored to your property.
  • A written project estimate once a solution is agreed upon.

The $175 consultation fee is credited toward your project cost if you move forward with us. Additionally, our Project Estimate can be used to obtain bids from other contractors. If you would like the solution outlined separately from the estimate, we can provide that as well.

Call or Text us at 📞408-693-6018 to schedule your consultation.

Below are examples of Complex Drainage Solutions we have done.

The first one included an extensive French Drain, and Storm Drain which drained to a Custom Underground Dissipator Assembly. We also installed a Sump Pump Station and a Water Barrier Protection.

The Second One was a long French Drain with Water Barrier Protection added to the foundation.
