Solving a Complex Home Water Drainage Project

Not just a Storm Drain…Installing a Complex Drainage System.

This complex drainage project in Woodside took place in stages over several months. We worked with the home ownwers and several contractors while a major home addition was installed. We did the water, sewer lines and drainage. This project page will cover only the drainage part which by itself was a challenging project.

Major Components of the Home's New Drainage Solution

Due to the property’s location slightly below a paved road and on a slope, a lot of rainwater flowed across the property. Local building requirements to control rainwater flow presented a significant challenge for the homeowners, a challenge that needed to be met to move forward with a large, planned home addition.

A specialist was brought in to design the solution which entailed:

  • A custom, underground water Dissipation Assembly was built and installed. This assembly included a bubbler box and Sedimentation Basin designed to hold excess water and allow dissipation over time. 
  • French Drains were added that surrounded the entire addition and part of the existing home.
  • A new Storm Drain system was added, directly above the French Drain. Part of which drained into the new Dissipation Assembly, part into a new well with Sump Pump Station.
  • Roof downspouts were tied into the new Storm Drain.
  • A duel Sump Pump Station was installed inside a shallow well to direct water from the addition to the Custom Water Dissipation Assembly which had to be, due to the slope of the property, slightly above the addition.
  • Physical Water Barrier projections were adhered to the foundation to protect it. Both the French and Storm Drains were near the new addition’s foundation. BITUTHENE® 4000  and Sitedrain® products were used to provide that physical barrier.

We applied a Water Barrier, specifically BITUTHENE® 4000  and Sitedrain®, to parts of the foundation of the addition which can be seen here.
